Your branded vendor compliance PDF is on the way. Forward it to your vendor with the fix-this link inside.
The 4-Pillar framework evaluates pressure-washing vendors on: (1) Chemical Log — SH percentages, surfactant types, and gallon totals per job; (2) Digital Paper Trail — GPS timestamps, location-tagged photos, and unalterable system records; (3) SDS & Safety — Safety Data Sheets and PPE compliance documentation; (4) Surface Verification — substrate type and dwell time per treated surface. Together they cover the documentation needed to defend against stormwater complaints, damage claims, and insurance audits.
Why do chemical logs matter for property managers? +
Chemical logs document what was applied, at what concentration, and in what volume at your property. In a stormwater complaint (NPDES enforcement action) or vegetation damage claim, these logs are the primary evidence of compliant application. Without them, you cannot prove your vendor operated within permitted rates — and that liability can land on you as property manager.
What is a SurfaceOps Certified PAR? +
A Certified Post-Activity Report (PAR) is a GPS-verified, photo-documented compliance record generated after every pressure-washing job. It captures crew arrival/departure times, location-tagged before/during/after photos with system timestamps, chemical types and volumes, substrate identification, and dwell times — all in a signed, certified document your legal team can use. Available in 3-property ($249) or 10-property ($799) annual packs.
How do I use this scorecard with my vendor? +
Forward the PDF to your vendor noting the specific gaps flagged. The scorecard includes a link to SurfaceOps PAR packs — your vendor can register and submit compliant reports per job. If you hold a PAR pack for your property, it creates a systematic fix rather than an ongoing conversation. Many PMs include the scorecard in their annual vendor review process.
Does vendor non-compliance increase my liability? +
Yes. If a stormwater complaint, OSHA inspection, or property damage claim is filed for work at your property, regulators and insurers will ask for documentation of what was applied, how, and by whom. If your vendor has no written records, you may be unable to demonstrate that contracted work met regulatory standards — exposing you to fines, increased premiums, or civil liability.
Is this scorecard free? +
Yes. The scorecard tool is free — no account required. You get a real-time score, per-pillar breakdown, and a downloadable PDF branded with your vendor's name. The PDF is emailed instantly. A 3-day follow-up email includes a $25 discount code if you decide to order a PAR pack.
