Common questions

Do I need a written sub agreement for every job?
For recurring subs, one master agreement covering the relationship is standard — with individual work orders (written or text) for each job. For one-off subs you've never worked with, get the agreement signed before they start. A verbal handshake agreement is unenforceable when a sub damages a $50K client driveway.
What's the California AB5 issue with pressure washing subs?
AB5 (Assembly Bill 5) requires employers to use the ABC test to classify workers. For a sub to qualify as an independent contractor in CA, they must: (A) be free from control, (B) perform work outside your usual business, and (C) be an established business in that trade. If a pressure washing sub works exclusively for your pressure washing company, clause B is a problem. The agreement includes the required AB5 notice — but consult a CA employment attorney if you're using subs for your core services.
What insurance minimum should I require?
$1M per occurrence is the industry standard for commercial work. If you're doing work for property managers or HOAs, many require $2M. For small residential-only subs, $500K may be acceptable. Whatever you choose, require a current Certificate of Insurance naming you as Additional Insured — collect it before the sub steps on a job site.
